Viceroy Brickell Prices by Residence Type: The September 2026 List, Line by Line

Last Updated: September 2026

On the developer price list dated September 15, 2026, Viceroy Brickell runs $637,900 to $1,968,900: studios at $637,900 to $831,900, one-bedrooms at $775,900 to $1,130,900 and two-bedrooms at $1,294,900 to $1,968,900. Below is each line on that list, with square footage, view and the price per square foot I calculate from it.

Viceroy Brickell is a delivered 45-story tower at 444 Brickell Avenue, developed by Related Group and GTIS Partners and designed by Arquitectonica. Because the building is finished, the list is a picture of what remains, and it moves as residences sell. The developer prints on every page that pricing is subject to change at the seller's discretion, so treat everything below as the September 15 list and let me confirm a residence before you rely on a number. Line numbers match the last two digits of each residence, so residence 2207 is on line 07.

What does a studio cost at Viceroy Brickell?

Studios run $637,900 to $831,900 on the September 15, 2026 list, in sizes from 485 to 539 square feet. The lowest-priced residence on the entire list is studio 412 at $637,900. The highest-priced studio is 3704 at $831,900 on line 04, the only studio line the list marks with a north view.

LineViewResidences and prices
04North2204 $785,900 · 2504 $798,900 · 3704 $831,900
09South1009 $705,900 · 2109 $663,900 · 2709 $695,900
12South412 $637,900 · 2212 $692,900 · 2612 $699,900 · 3312 $706,900
13South413 $652,900 · 2413 $704,900 · 2613 $714,900 · 3513 $746,900

Studio sizes on the list are 485, 489, 519 and 539 square feet across these four lines. I confirm the exact square footage of a line against its floor plan before quoting a price per foot, so I have left studio per-foot figures out of this table.

Two things stand out. The north line carries a clear premium: 2204 is listed at $785,900, while 2212, on the same floor, is $692,900, a difference of $93,000 for the view. And the list is priced residence by residence, not strictly by floor. On line 09, residence 1009 on the 10th floor is listed above 2109 and 2709, both higher in the tower. Do not assume a higher floor always costs more at Viceroy; read the list unit by unit.

What does a one-bedroom cost at Viceroy Brickell?

One-bedrooms run $775,900 to $1,130,900 on the September 15, 2026 list, in sizes from 551 to 862 square feet, and that range includes penthouse 05 at $1,050,900. The entry point is residence 310 at $775,900, on the 686 square foot south-view line 10. The top is residence 3414 at $1,130,900.

The one-bedroom list is where the price per square foot spreads the most, from about $942 to about $1,599. The lowest per-foot figure is residence 408 on line 08: 862 square feet for $811,900. It is a low floor, and that is the reason for the number, but for a buyer who values interior space over height, it is the most square footage per dollar among the one-bedrooms on the list. The highest per-foot figures sit on line 15, the 551 square foot east-view line, where you are paying for the exposure rather than the size.

If you want a one-bedroom with a view and more than 800 square feet, line 14 above the 30th floor and line 08 on the upper floors are the ones to walk. If you want the lowest total price, line 10 on the lower floors is the entry.

What does a two-bedroom cost at Viceroy Brickell?

Two-bedrooms run $1,294,900 to $1,968,900 on the September 15, 2026 list, in sizes from 1,041 to 1,286 square feet. The entry is residence 2207 at $1,294,900 on the 1,041 square foot south-view line 07. The top is penthouse 02 at $1,968,900, a 1,286 square foot north-view residence.

Four of the five two-bedroom lines face north, and the north lines carry the premium. The cleanest comparison in the building is lines 06 and 07, which share the same 1,041 square foot size. Residence 3006 on the north line is listed at $1,409,900. Residence 3607 on the south line, six floors higher, is $1,364,900. You pay more for the north view on a lower floor than for the south view higher up.

How much does the view add to the price at Viceroy Brickell?

On the September 15, 2026 list, the north view carries a clear premium over the south view at the same size. The sharpest example is on the studio lines: 2204 on the north line is $785,900, and 2212 on the same floor facing south is $692,900, a $93,000 difference for the exposure.

The premium is smaller in percentage terms on the two-bedrooms. On the two 1,041 square foot lines, residence 3006 on the north line at the 30th floor is $1,409,900, which is $109,000 above residence 2507 on the south line at the 25th floor and $45,000 above residence 3607 on the south line six floors higher. Whether that is worth it depends on how you use the residence. The fact sheet describes views across the city skyline, the Miami River and Biscayne Bay from the tower. I recommend seeing the north and south residences on the same visit, ideally at the same time of day, before deciding the premium is or is not worth paying. The floor plans show how each line is laid out, and the residences section summarizes the types.

Which Viceroy Brickell residence fits which buyer?

On the September 15, 2026 list, a buyer under $700,000 is choosing among the south-view studios on lines 09, 12 and 13. A buyer between $775,900 and $1,130,900 is choosing among six one-bedroom lines. A buyer between $1,294,900 and $1,968,900 is choosing among five two-bedroom lines, four of them facing north.

Within each band, the decision usually comes down to one trade: size, height or view. A buyer who wants the most interior space for the money should look at the low floors of the larger lines, such as residence 408 at 862 square feet or residence 514 at 833 square feet. A buyer who wants height and a north exposure will pay for it on lines 04, 05, 01, 02 and 03. A buyer who wants a penthouse address in the smallest footprint has penthouse 05, a one-bedroom at $1,050,900.

For a second home that will sit empty part of the year, the studios and smaller one-bedrooms keep the carrying cost down, and the building's while-you're-away services, such as pet care, plant care and routine home maintenance, are designed for that owner. For a full-time home for two, the 1,217 to 1,286 square foot two-bedrooms on lines 01, 02 and 03 are the plans I would walk first.

What else affects the price you actually pay?

The list price is only part of the picture. As of the developer's September 2026 offer, buyers can secure a contract with a total 20% deposit until closing, and for a limited time the developer is pairing designer-furnished residences with a credit for two years of HOA fees.

When you compare a Viceroy residence with a resale in another Brickell tower, add both of those to the Viceroy side. The developer also publishes HOA figures, which I send with the list, and offers a leaseback program whose terms I send as the developer's document. I would read that document as a contract, not as a promise of future income.

The other factor is timing. Viceroy Brickell is delivered, so you close on a finished residence now. Most of the other Brickell projects in the WIRE Miami portfolio are still under construction, with estimated completion dates from 2027 onward. For a buyer who wants to live in Brickell in the next few months rather than in two or three years, that alone narrows the field.
