Viceroy Brickell vs. Una Residences: Two Delivered Towers, Two Different Buyers

Last Updated: September 2026

Viceroy Brickell and Una Residences both delivered in 2026 and both rise 45 stories, but they serve different buyers. Viceroy is a 498-residence branded tower at 444 Brickell Avenue with a September 15, 2026 list of $637,900 to $1,968,900. Una is a 135-residence bayfront tower at 175 SE 25th Road, priced at about $6.2 million to $9.8 million on WIRE Miami's project record.

I show both buildings, and buyers who are looking for a finished home in the Brickell area rather than a pre-construction contract often end up comparing them. The comparison is less about which building is better and more about which kind of ownership you want: a branded, service-led tower with smaller residences in the middle of Brickell, or a low-density bayfront tower with large corner residences and a private marina. Both are covered below using each project's own fact sheet and record. Una's pricing on our record is not tied to a dated developer list, so I confirm current availability and price for any Una residence before you rely on it.

How do Viceroy Brickell and Una compare on price and size?

Viceroy's September 15, 2026 list runs $637,900 to $1,968,900 for studios through two-bedrooms of 485 to 1,286 square feet. Una's record shows two to five-bedroom residences of 1,100 to 4,786 square feet at about $6.2 million to $9.8 million. There is almost no price overlap: Una's floor sits roughly three times above Viceroy's ceiling.

That gap tells you these are not substitutes on budget. Where they do compete is for the same kind of buyer at different stages: someone who wants a finished residence near Brickell's offices, restaurants and the bay, and who does not want to carry a pre-construction deposit for years. A buyer at $1 million is choosing among Viceroy lines. A buyer at $7 million is choosing among Una residences. The overlap is the buyer who is deciding whether to spend $1.5 million on a pied-a-terre with hotel-style service or several times that on a full-time family home on the water.

What is the difference in location?

Viceroy sits at the gateway of Brickell Avenue and the Miami River, with direct access to the riverfront promenade, in walking distance of Brickell City Centre and Mary Brickell Village. Una sits directly on Biscayne Bay at 175 SE 25th Road, with baywalk access and a private marina with boat slips.

The daily difference is energy versus water. At Viceroy you are in walkable, busy Brickell, close to the financial corridor. The trade-off is real Brickell traffic at peak hours and the density that comes with it. At Una you are on the bay, with the water rather than the street as your front yard, and a boat slip in the building for owners who use one. For a buyer who keeps a boat, Una's marina settles the question. For a buyer who wants to walk to dinner every night, Viceroy's address does.

There is one thing the two share. Viceroy's fact sheet lists a complimentary private beach club membership to the Grand Bay Club in Key Biscayne, and Una's record lists access to the same Grand Bay Club. Owners in both buildings have a route to the beach without living on it. Confirm that the benefit applies to your specific purchase before you count on it.

How do the residences themselves compare?

Una's residences are larger and more private: every residence is a corner, with 2 to 4 per floor, private elevator entries and 10 foot 8 inch ceilings. Viceroy's residences are smaller and more efficient: open-concept plans with 9 foot ceilings in the tower, 13 foot ceilings in the city flats, and glass-railing balconies off both the living room and the bedrooms.

At Una, the record describes Gaggenau appliances in chef's kitchens, marble or hardwood flooring, primary suites with separate his and hers closets and bathrooms, floor-to-ceiling glass with noise-reducing technology, and terraces with lift-and-glide glass doors. The two upper penthouses on level 44 have private pools and ceilings of 11 feet 7 inches to 12 feet 4 inches.

At Viceroy, the fact sheet describes Meyer Davis Studio kitchens with Italian cabinetry and front-paneled appliances, Bosch and Fisher & Paykel appliance packages, imported travertine porcelain floors throughout including bathrooms and balconies, Brizo fixtures, and walk-in closets in most residences. It is a well-finished product sized for one to two people, where Una is sized for a family. The Viceroy residences section and floor plans show the layouts by type.

How do the amenities compare?

Viceroy's program is built around hotel-style service: an elevated 14th-level pool deck, a fitness and wellness center with saunas and treatment rooms, a multi-sport simulator studio, club rooms, a wine cellar and a screening room. Una's is built around the water and family life: a bayfront pool, a lap pool, a family pool, a full-service spa, a private marina, a movie theater and a kids' playroom and splash pad.

Viceroy also carries services a residential building usually does not: a Viceroy culture concierge, while-you're-away services such as pet care and plant care, 24-hour valet, concierge and security, and resident perks at Viceroy Hotels & Resorts properties, including discounted room rates and spa discounts during stays. Some services carry additional fees, per the fact sheet. The full list is on the amenities section.

Una has no hotel operator. Its program leans toward space: a spa with steam and sauna, a fitness center, a beauty suite, an owners' lounge, a private dining room with a catering kitchen, a dog walk area and a barbecue area. It is the more private building, with fewer residents sharing more amenity space.

Who developed and designed each tower?

Viceroy Brickell was developed by Related Group and GTIS Partners, designed by Arquitectonica, with interiors by Meyer Davis Studio. Una Residences was developed by OKO Group and Cain International and designed by Adrian Smith + Gordon Gill Architecture, which also handled the interiors, with landscape design by Enzo Enea.

Both architecture firms carry weight. Arquitectonica has designed many of Miami's recognizable towers, and Viceroy's undulating glass-railing balconies are its signature here. Adrian Smith + Gordon Gill is known internationally for supertall work, including the Jeddah Tower, and at Una it drew a tower with only two to four residences per floor so that every residence could be a corner. That single design decision explains most of the price gap: at Una you are paying for a floor plate shared by very few neighbors and for views in several directions from one residence.

Because both buildings are finished, the developer question that dominates pre-construction, whether the team will deliver, has already been answered in both cases. What remains is the quality of the finished product and the terms of the purchase, and both can be inspected directly.

What does buying look like in each building right now?

At Viceroy, the developer's September 2026 offer lets a buyer secure a contract with a total 20% deposit until closing, and for a limited time pairs designer-furnished residences with a credit for two years of HOA fees. At Una, the key constraint is inventory: a delivered building of 135 residences has limited availability, so I verify what remains before scheduling a tour.

For Viceroy, the developer publishes HOA figures and offers a leaseback program, and I send both documents with the price list. For Una, I request the current HOA budget and the terms for the specific residence from the developer's team when you are ready to look. In both buildings, you are buying a finished residence, so the diligence is the same: walk the actual unit, read the condominium documents, and confirm the terms in writing. My guide to buying a delivered Viceroy Brickell residence covers those steps in detail.

Which building should you choose?

Choose Viceroy Brickell if you want a branded, service-led residence under $2 million in the middle of Brickell, sized for one or two people, with the option of a furnished residence and hotel perks. Choose Una if you want a large corner residence on the bay, a family-sized plan, a private marina and a building of only 135 residences.

If you are between the two, the question to answer first is how you will use the home. A buyer who travels and wants the building to run itself while they are away tends to fit Viceroy. A buyer who will live there full time, with family, a boat or both, tends to fit Una. You can see the Una residences on the Una Residences site, and I can arrange to show both buildings on the same day through the contact form.
