The fact sheet names Viceroy Hotels & Resorts as Viceroy Brickell's hospitality management team. Separate shared spaces from services available on request and benefits that apply when traveling.
Daily services
The documented program includes 24-hour concierge, valet and security, a Viceroy culture concierge, preferred access to selected local events and social, fitness and wellness activities. Confirm the current schedule and booking requirements.
The fact sheet lists while-you-are-away pet and plant care, routine home maintenance and custom aromatherapy. Botanical care, personal shopping and delivery services are subject to availability and can carry fees.
Dining and gathering
The developer lists a cafe, summer kitchen, wine cellar and tasting room, private dining served by catering facilities, resident club rooms and a screening room. Ask which spaces can be booked, which catering arrangements apply and whether a reservation carries a charge.
Wellness and outdoor spaces
A heated pool, outdoor spa and cabanas are on the landscaped 14th-level deck. Wellness facilities include saunas, treatment rooms and a cardio theater. A simulator and Bocce court are listed. The fact sheet also describes complimentary Grand Bay Club private beach club membership in Key Biscayne; request current membership terms.
Hotel benefits and ownership costs
The fact sheet describes Viceroy DISCOVERY participation and hotel benefits such as discounted room rates, selected upgrades and spa discounts. Participating properties and benefits can change; check current terms.
Request the HOA statement and service schedule together. If considering the separate optional developer leaseback program, obtain the full agreement. Its September 2026 flyer states that maintenance fees, insurance and real estate taxes remain the owner's responsibility. The amenities page organizes the documented spaces.
